Draper Home Details
Suncrest sits at over 5,500 feet elevation — the highest residential community in the Salt Lake Valley — and the homes up there face some of the harshest UV and wind exposure in the region. We've repainted dozens of Suncrest homes and always recommend a premium exterior paint with a 15-year warranty for that elevation. Down in the valley, the newer subdivisions near Bangerter Highway tend to have stucco over foam (EIFS) systems that require elastomeric coatings rather than standard latex.

Painting in Draper: From the Valley Floor to Suncrest
Draper covers more elevation than almost any other city in the Salt Lake Valley — from the valley floor near Bangerter Highway all the way up to Suncrest at 5,500 feet. That range means dramatically different painting conditions depending on where your home sits. Here's what you need to know.
Suncrest: The Harshest Painting Environment in the Valley
Suncrest is beautiful, but it's tough on paint. At 5,500 feet, the UV index is significantly higher than the valley floor, winds are stronger and more consistent, and the temperature swings between day and night are more extreme. We've repainted dozens of Suncrest homes and the pattern is consistent: builder-grade paint fails in 5-7 years up there, while a premium 100% acrylic with a high-solids formula lasts 12-15 years. The extra cost of a quality paint is always worth it at that elevation. We also pay close attention to the west-facing walls in Suncrest, which take the brunt of the afternoon wind and UV.
EIFS and Stucco: What Draper's Newer Homes Need
The subdivisions built in Draper during the 2000s and 2010s — particularly those near Bangerter Highway and the South Mountain area — often have EIFS (Exterior Insulation and Finish System), which is a foam-backed synthetic stucco. EIFS looks like traditional stucco but requires elastomeric coatings rather than standard latex paint. Standard latex is too rigid and will crack as the EIFS substrate flexes. Elastomeric coatings are formulated to bridge hairline cracks and flex with the substrate.
