Provo Home Details
The Avenues neighborhood in north Provo has some of the oldest and most architecturally significant homes in Utah County — Victorian-era homes, Craftsman bungalows, and early 20th-century colonials that require careful prep and historically appropriate color choices. We love working in the Avenues because every home is different. Rock Canyon at the east end of Provo gets intense canyon winds and UV that accelerate weathering on east-facing walls. The BYU campus area has a lot of rental housing that we help property owners maintain.
Climate & Paint Selection
Provo sits at about 4,550 feet at the base of the Wasatch Front. Provo Canyon funnels strong winds into the east side of the city, and homes near the canyon mouth see significantly more weathering than comparable homes on the west side. We always do a wind-exposure assessment when quoting Provo homes near the canyon. The valley floor gets Utah Lake moisture from the west, so we use mildew-resistant formulas on all Provo exteriors.

Painting in Provo: Historic Homes, Canyon Winds, and Getting the Details Right
Provo has more architectural variety than any other city in Utah County. The Avenues has Victorian-era homes and Craftsman bungalows that are over 100 years old. South Provo has 1960s and 70s ranch homes. The east bench has newer construction near Rock Canyon. Each part of the city has its own painting challenges. Here's what we've learned from working across all of them.
The Avenues: Historic Homes and Lead Paint
The Avenues neighborhood in north Provo has some of the most architecturally significant homes in Utah County — Victorian-era homes, Craftsman bungalows, and early 20th-century colonials built between 1890 and 1940. These homes are beautiful, but they almost certainly have lead paint. Any home built before 1978 may contain lead paint, and homes built before 1940 almost certainly do. We test for lead paint on all pre-1978 homes before starting work. If lead paint is present, we follow EPA RRP protocols for containment and disposal. We're trained and certified for lead-safe work practices. We also take extra care with color selection on historic homes — we can help you choose colors that are historically appropriate while still meeting your personal preferences.
Craftsman and Victorian Details: Painting Complex Trim
The Avenues homes have complex trim details — dentil molding, decorative brackets, porch columns, and multi-piece window surrounds — that require careful masking and brush work. Spray painting these details without proper masking creates overspray on adjacent surfaces and looks sloppy. We hand-brush all complex trim details, which takes longer but produces a cleaner result. We also pay close attention to the joints between trim pieces, because those are where water infiltrates if the caulk fails. We re-caulk all trim joints as part of our standard prep.
Rock Canyon and Provo Canyon: Wind Exposure
The neighborhoods near Rock Canyon and the mouth of Provo Canyon get strong winds that accelerate paint weathering on east-facing walls. We've repainted homes in the Joaquin and Maeser neighborhoods where the east-facing walls failed significantly faster than the rest of the house due to canyon wind exposure. We use a higher-build exterior paint on east-facing walls in these neighborhoods and pay extra attention to caulking all penetrations, because wind-driven rain finds every gap.
Rental Properties Near BYU: Efficient, Durable Finishes
The neighborhoods near BYU have a high concentration of rental properties that need regular maintenance painting. We work with property owners and managers on efficient, durable interior finishes that hold up to tenant turnover. For rental interiors, we recommend a washable eggshell or satin finish in a neutral color — something that photographs well for listings, cleans easily between tenants, and doesn't show scuffs and marks the way flat paint does. We can also do quick-turnaround work between tenants when timing is tight.
