Salt Lake City Home Details

Salt Lake City has the most architecturally diverse housing stock in Utah — Victorian homes in the Avenues, Craftsman bungalows in Sugar House, mid-century moderns on the East Bench, and everything in between. Climate & Paint Selection

Salt Lake City's elevation ranges from about 4,200 feet in the valley to over 5,000 feet on the East Bench — a significant range that creates different painting conditions across the city. The valley floor gets the worst winter inversions, trapping cold damp air that promotes mildew on north-facing walls. The bench gets more UV and wind. We assess each home's specific microclimate when selecting products and scheduling work.

Here's what we've learned from working across the city.

The Avenues and Capitol Hill: Historic Homes and Lead Paint

The Avenues and Capitol Hill neighborhoods have some of the oldest homes in Utah — many built between 1880 and 1930. These homes are architecturally significant and often have lead paint. Any home built before 1978 may contain lead paint, and homes built before 1940 almost certainly do. We test for lead paint on all pre-1978 homes before starting work. If lead paint is present, we follow EPA RRP protocols for containment and disposal. We're trained and certified for lead-safe work practices. We also take extra care with color selection on historic homes — we can help you choose colors that are historically appropriate and, if applicable, meet the requirements of any historic district overlay.

Sugar House: Craftsman Bungalows and Mid-Century Ranches

Sugar House has a wonderful mix of Craftsman bungalows from the 1910s-1930s and mid-century ranch homes from the 1950s-1960s. Craftsman homes have complex trim details — exposed rafter tails, decorative brackets, wide fascia boards, and multi-piece window surrounds — that require careful masking and brush work. Mid-century ranches tend to have simpler lines but often have original wood siding that needs careful prep. Both eras frequently have lead paint considerations. We love working in Sugar House because the homes have character, and getting the details right makes a real difference.

East Bench: Elevation, UV, and Premium Products

The East Bench neighborhoods above 5,000 feet — Emigration Canyon, Millcreek Canyon, and the neighborhoods along Wasatch Drive — face some of the most demanding painting conditions in the Salt Lake Valley. The combination of high elevation, intense UV, and canyon winds means paint fails faster here than anywhere else in the city. We specify premium 100% acrylic exterior paint with UV inhibitors for all East Bench homes, and we pay extra attention to caulking all penetrations and joints. The extra cost of quality products is always worth it at this elevation.

Interior Painting in Salt Lake City: Historic Details and Modern Updates

Salt Lake City's older homes often have original interior details — plaster walls, original woodwork, built-in bookcases, and decorative moldings — that deserve careful treatment. We take extra care around original woodwork, masking it precisely and using a brush rather than a roller near trim to avoid lap marks. For plaster walls, we assess the condition before painting — hairline cracks can be filled and painted over, but larger cracks or areas of loose plaster need to be repaired first. We can handle minor plaster repairs as part of our prep process.
