Eagle Mountain Home Details
Eagle Mountain is built on a high desert plateau at about 5,000 feet, and the terrain is dramatically different from the valley floor — more exposed, more wind, and more intense UV. The Ranches area has some of the oldest homes in Eagle Mountain, many of which were built in the early 2000s and are due for their first major repaint. The newer Pony Express and Silverlake communities have a lot of stucco homes that need elastomeric coatings to handle the thermal expansion at that elevation.
Climate & Paint Selection
Eagle Mountain's high desert location means it gets intense UV year-round, strong winds from the west, and significant temperature swings between day and night. That diurnal temperature variation — sometimes 40 degrees between a summer afternoon and the same night — puts a lot of stress on paint films. We use a 100% acrylic exterior paint with a high elongation rating on all Eagle Mountain homes to handle that movement without cracking.

Eagle Mountain Home Painting: High Desert, High UV, and What It Takes to Last
Eagle Mountain sits on a high desert plateau at about 5,000 feet, and the painting environment here is more demanding than most of the Wasatch Front. Intense UV, strong winds, and dramatic temperature swings between day and night all work against paint films that weren't selected and applied correctly. Here's what we've learned from working across Eagle Mountain's neighborhoods.
High Desert UV: The Biggest Threat to Eagle Mountain Exteriors
At 5,000 feet, the UV index in Eagle Mountain is significantly higher than the valley floor. UV radiation breaks down paint binders over time, causing chalking, fading, and eventually film failure. Builder-grade paint — which is formulated to meet a price point, not a performance standard — typically fails in 5-7 years at Eagle Mountain's elevation. A premium 100% acrylic exterior paint with UV inhibitors lasts 12-15 years in the same conditions. The extra cost per gallon is always worth it here. We specify premium products on all Eagle Mountain exteriors as standard practice.
Stucco in Eagle Mountain: Elastomeric Is Not Optional
The Pony Express and Silverlake communities have a lot of stucco homes, and stucco at Eagle Mountain's elevation faces significant thermal stress. The temperature swings between day and night — sometimes 40 degrees in a single day — cause the stucco substrate to expand and contract constantly. Standard latex paint is too rigid for this movement and will crack at the joints and penetrations within a few years. Elastomeric coatings are formulated to bridge hairline cracks and flex with the substrate. We use elastomeric coatings on all stucco exteriors in Eagle Mountain, and we fill existing cracks with elastomeric caulk before coating.
The Ranches: First Repaints on Early 2000s Homes
The Ranches area has some of the oldest homes in Eagle Mountain, many built in the early 2000s. These homes are now 20-plus years old and are due for their first or second major repaint. The original builder-grade paint has typically oxidized and chalked significantly by this point, and the caulk at windows, doors, and penetrations has often cracked and pulled away. Our prep process for these homes includes thorough power washing, scraping any loose paint, spot priming bare areas, re-caulking all joints, and applying a full prime coat before the topcoat. It's more work than a simple repaint, but it's what the surface requires.
Interior Painting in Eagle Mountain: Newer Homes, Better Finishes
Eagle Mountain's newer homes were built with open floor plans and large windows that make interior painting a pleasure — good natural light, clean lines, and surfaces that are in relatively good condition. The most common interior project we do in Eagle Mountain is a full repaint to upgrade from the builder-grade flat paint to a washable eggshell or satin finish. Flat paint looks fine initially but shows every scuff and mark, and it can't be cleaned without damaging the finish. Eggshell and satin are more durable and much easier to maintain.
