That also means painting mistakes are more visible, HOA standards are higher, and the investment in a quality paint job is larger. Here's what we've learned from years of working in Highland.

Fiber Cement Siding: Highland's Most Common Exterior Surface

The newer subdivisions in Highland — particularly those built after 2000 — are heavily fiber cement. Hardie Plank and similar products are excellent siding materials, but they have specific painting requirements that not every contractor knows. Fiber cement must be painted within a certain window after installation (usually 90-180 days), and it requires a 100% acrylic primer before topcoating. If the primer is skipped or a cheap latex is used, the paint peels within 2-3 years. We've re-done a lot of fiber cement jobs in Highland that were done wrong the first time. That east-facing exposure gets morning sun that heats the siding rapidly, then cools just as fast when the sun moves. That thermal cycling — repeated daily for years — causes paint to expand and contract until it eventually cracks and peels. The solution is a high-elongation 100% acrylic exterior paint that flexes with the substrate rather than cracking. We also pay extra attention to caulking all penetrations and joints on east-facing walls, because cracked caulk is where water gets in.

Highland homes tend to be larger than average, with two-story entries, vaulted great rooms, and stairwells that require scaffolding or extension ladders to reach.
