Herriman sits at the base of the Oquirrh Mountains, and the Butterfield Canyon area in particular gets strong canyon winds that accelerate paint weathering significantly. We've repainted a lot of homes in Butterfield Canyon where the original paint failed in 5-6 years due to wind-driven abrasion — we now recommend a higher-build, flexible exterior paint for any home in that area. The newer Anthem and Rosecrest communities have large homes with complex rooflines and multiple exterior materials that require careful masking and sequencing.

Here's what we've learned from working across Herriman's neighborhoods.
Butterfield Canyon: The Windiest Neighborhood in Herriman
Butterfield Canyon is beautiful, but it's one of the most demanding painting environments in the Salt Lake Valley. The canyon funnels strong winds directly into the neighborhood, and homes on the exposed ridgelines see wind-driven abrasion that wears paint faster than anywhere else we work. We've repainted homes in Butterfield Canyon where the original paint failed in 5-6 years — not because of poor application, but because the paint product wasn't rated for that level of exposure. We now specify a higher-build, flexible exterior paint for all Butterfield Canyon homes as standard. It costs more per gallon, but it lasts significantly longer.
Large Homes with Complex Rooflines: Sequencing the Work
The Anthem and Rosecrest communities have large homes with complex rooflines, multiple gables, and a mix of exterior materials — stucco, stone veneer, fiber cement, and wood trim all on the same house. Painting these homes requires careful sequencing: we work from the top down, masking each material as we go to keep paint off surfaces that shouldn't be painted. We also pay close attention to the transitions between materials, because those joints are where water infiltrates if the caulk fails. We re-caulk every joint and penetration as part of our standard exterior prep.
Stucco in Herriman: Elastomeric vs. Standard Latex
