Each era and material requires a different approach. The Orem Bench area has homes with spectacular views of Utah Valley but also faces intense afternoon sun that fades paint faster than valley-floor homes. Climate & Paint Selection

Orem sits at about 4,700 feet in the heart of Utah Valley. The valley's bowl shape traps inversions in winter, which means north-facing walls can stay damp for weeks at a time — ideal conditions for mildew growth. We use a mildew-resistant formula on all Orem exteriors as standard practice. Painting in Orem: Five Decades of Housing, One Standard of Quality

Orem has more housing diversity than almost any city in Utah County. You'll find 1950s brick ranches near Center Street, 1970s wood-sided homes in Sharon Park, 1990s stucco subdivisions in Cascade, and brand-new construction in Vineyard — all within a few miles of each other. Each era and material requires a different approach. Here's how we handle Orem's range.

Mid-Century Homes Near Center Street: What to Expect

The neighborhoods near Center Street and University Avenue have some of the oldest homes in Orem — many built in the 1950s and 60s. These homes often have original wood siding, multiple layers of old paint, and lead paint considerations for homes built before 1978. We test for lead paint on all pre-1978 homes before starting work. If lead paint is present, we follow EPA RRP (Renovation, Repair, and Painting) protocols for containment and disposal. We're trained and certified for lead-safe work practices. The older wood siding on these homes also tends to have significant paint buildup that needs to be assessed before we can determine whether to paint over it or strip it.

Sharon Park and 1970s Wood Siding

Sharon Park has a lot of 1970s homes with original wood lap siding that's been painted multiple times. The key question on these homes is whether the existing paint is sound enough to paint over, or whether it needs to be stripped. We assess adhesion by doing a cross-hatch tape test on multiple areas of the house — if the paint pulls off cleanly, it needs to come off before we can apply a new topcoat. If it's well-bonded, we can clean, prime, and topcoat over it. We never skip this assessment step, because painting over failing paint just delays the inevitable.

The Orem Bench: UV and Fade Resistance

The Orem Bench neighborhoods above 4,900 feet — particularly those with views of Utah Valley — face intense afternoon sun that fades paint faster than valley-floor homes. South and west-facing walls on bench properties can fade noticeably within 3-4 years if painted with a standard exterior paint. We specify a fade-resistant 100% acrylic exterior paint for all bench properties, and we recommend lighter colors on south and west exposures where fading is most pronounced. Darker colors fade more visibly than lighter ones, so if you want a dark color on a south-facing wall, we'll discuss the maintenance expectations honestly.

Vineyard Development: New Construction in a Unique Environment

The Vineyard area near Utah Lake is one of the fastest-growing parts of Orem, and the homes there face the same lakeside painting challenges as Saratoga Springs — wind-driven moisture, mineral deposits from the lake, and higher ambient humidity than inland Orem. We use a vapor-permeable primer on all Vineyard homes and include a neutralizing rinse in our power wash process to remove mineral deposits before painting. The newer construction here also tends to have fiber cement siding, which requires a 100% acrylic primer before topcoating.

Cabinet Painting in Orem: Updating Older Kitchens

Orem's older homes often have dated kitchen cabinets — honey oak from the 1990s, dark stained maple from the 2000s, or original painted wood from the 1970s. Cabinet painting is the most cost-effective way to modernize these kitchens without a full remodel. We spray all cabinet doors and drawer fronts in a controlled environment for a factory-smooth finish, then reinstall everything level and true.
