Sandy Home Details
Sandy has some of the most established neighborhoods in the Salt Lake Valley — many homes here were built in the 1970s and 80s and are on their third or fourth paint job. That history means we often find multiple layers of old paint, some of it oil-based, that needs to be properly prepared before we can apply a modern latex system. The Dimple Dell area has a lot of brick homes where we focus on painting the trim, doors, and shutters rather than the brick itself. Bell Canyon is a gated community with its own HOA color standards that we're very familiar with.
Climate & Paint Selection
Sandy sits at about 4,500 feet and gets the full range of Utah seasons. The Jordan River corridor to the west creates a moisture channel that can accelerate paint failure on west-facing walls if the prep isn't thorough. We always back-prime any bare wood before topcoating, and we use a penetrating primer on any chalky or oxidized surfaces before repainting.

Local Guide
Repainting Your Sandy Home: What Decades of Paint Layers Mean for Your Project
Sandy's housing stock is mature — most of the established neighborhoods were built between 1960 and 1990, and the homes here have been painted multiple times. That history is actually an advantage in some ways (the surfaces are well-known quantities), but it also creates challenges that newer construction doesn't have. Here's what to expect when you repaint a Sandy home.
Oil-Based Paint: The Legacy Problem
Homes built before 1990 in Sandy were often painted with oil-based (alkyd) paint, which was the standard at the time. Oil-based paint is hard, brittle, and doesn't bond well with modern latex topcoats unless it's properly prepared. If you apply latex directly over old oil-based paint without scuff-sanding and priming, the latex will peel within a year or two. We test for oil-based paint on every Sandy home we quote — a simple denatured alcohol wipe tells us what we're dealing with. If it's oil-based, we scuff-sand the entire surface and apply an oil-based or bonding primer before any latex topcoat.
Brick Homes in Sandy: What to Paint and What to Leave Alone
The Dimple Dell and Crescent areas have a lot of brick homes, and we get asked regularly whether to paint the brick. Our honest answer: usually no. Brick is a breathable material that lets moisture pass through, and painting it traps that moisture inside the wall. Once you paint brick, you're committed to repainting it every 5-7 years forever. What we do instead is focus on the trim, doors, shutters, and any wood or stucco elements — those are the surfaces that benefit most from fresh paint and don't carry the same long-term commitment. If you do want to paint the brick, we use a masonry paint specifically formulated to remain vapor-permeable.
Bell Canyon HOA: What You Need to Know
Bell Canyon is a gated community with an active HOA and specific color requirements. The association maintains an approved color palette and requires pre-approval before any exterior painting. We've worked in Bell Canyon many times and know the process well. The approval typically takes 2-4 weeks, so plan ahead. The HOA also has requirements about job site cleanliness and working hours that we follow as a matter of course.
Interior Updates in Sandy: Modernizing Older Homes
Sandy's older homes often have interior color schemes from the 1980s and 90s — mauve, hunter green, country blue — that feel dated today. A full interior repaint is one of the most transformative things you can do to an older home, and it's far less expensive than any structural renovation. We work with homeowners to select a cohesive color palette that flows through the home, and we handle all the prep — patching nail holes, skim-coating textured ceilings if desired, and caulking trim — before any paint goes on.
Popcorn Ceiling Removal in Sandy
A lot of Sandy homes have popcorn (acoustic) ceilings that were installed in the 1970s and 80s. Removing them is a popular upgrade that makes rooms feel more modern and easier to clean. We test for asbestos before any removal — homes built before 1978 may have asbestos in the texture — and handle abatement properly if needed. After removal, we skim-coat the ceiling smooth and paint it. The result is a clean, flat ceiling that looks like it belongs in a much newer home.
Sandy homes have character — and they deserve a painter who respects that. Call us at 801-432-0002 for a free estimate. We'll assess your surfaces honestly and give you a clear picture of what the job requires.
